retail building in bad bruckenau: opening in just over one year

Although not euphoric, the city council has taken note of the plans for the construction of new retail space in sinnau in a predominantly positive manner. Architect gerd graf presented the project in detail. Investor erwin barth was also present at the meeting, but did not comment on the project. In response to a question from the saale newspaper yesterday, barth enthused about bad bruckenau's magnetic function: "if the location were not ideal, we would not go there." For the location a few hundred meters from the marketplace, barth also accepts that he first has to have the building rubbed down and that he has to spend more money: "a good location is always a bit more expensive than a greenfield site."

Saddle roofs and wooden facades
"We will try to design it with a timeless architectural language", graf described the project. The stores are distributed over two buildings, which in turn are located several times apart. The surrounding area will also be included: "the existing bridge runs through the plant as a footpath," said graf, he referred to the connection between sense and sensibility. At the same time, however, the water should not find its way into the facility: "the whole level is taken out of the flood zone." The land will be filled up so far that it is on the same level as the sinnaustrabe.

"We are building on top of the existing natural stone wall facing sinn", graf commented on the view from the bypass road. Saddle roofs and an alternation between wood and plaster in the facade should make the building fit into the "heterogeneous structure" joints. In response to a question, graf reported that there are already contracts with three so-called anchor tenants: the 650-square-meter drugstore seems to be secured, along with a shoe store and one or two textile stores. Graf did not name any brands: "we can't name any names today, but the area of youth textiles will be covered", said graf.

Demolition to begin in january
City council members wanted to know if local retailers would also be considered: "in principle, there is a willingness to work together with local tenants", said graf, but immediately qualified that there are hurdles: so the tenants must commit themselves for ten years and there must be no overlaps in the assortment. A prerequisite, which local single traders probably cannot fulfill, but is munzt on rough chains. Graf announced that the demolition will begin in january and that the stores could open in late summer 2014.

"I hope for a revitalization of the city as a whole", said mayor brigitte meyerdierks (CSU). 2. Mayor adelheid zimmermann (FDP) was pleased that the originally planned food market had been eliminated.

Numbers and data
The developer is REFA objekt gmbh, based in kurnach, germany. Investor erwin barth already has a shopping center in kurnach; he does not provide any information about other projects.

The retail areas are to be built on the southern edge of the city center, about 300 meters from the market square and 100 meters from the town hall square: the land of the former dairy eb and another plot of land between the sinn in the south and the sinnaustrabe in the north as well as the building complex of the municipal utilities and the company knuttel in the east and the sinnau parking lot in the west will be used.

The site is about 5000 square meters in size. The architect estimates the gross floor area at 2711 square meters, the rentable area at 2570 square meters and the actual sales area at around 1970 square meters. In detail, a drugstore with 650 square meters, two textile stores with 400 and 250 square meters, a shoe store with 350 square meters and a bakery/cafe with 120 square meters are to be built. Possibly a smaller store of 80 square meters and a pharmacy of 120 square meters will be added. 57 parking spaces for cars are planned.
